INVESTMENT CRITERIA

Property Type
A and B industrial buildings.

Size
Minimum of 2,000m2 in the Western Cape and 5,000m2 in Gauteng. This range ensures versatility to accommodate various industrial operations and tenant needs.

Site
Preference for properties with 10% of Erf for yard or outdoor storage. Such ample space is crucial for distributors and manufacturers needing extensive operational areas.

Ceiling Height
A minimum of 6 meters is preferred, benefiting storage and manufacturing activities that require vertical space.

Deal Size
R20 million and above, offering flexibility to consider more significant investments based on specific opportunities.

Tenants
Creditworthy tenants or established private companies, ensuring reliable business operations and financial stability.

Rental Rates
Targeting properties with below-market rents to capitalise on potential rent adjustments and asset value enhancements.

Tenant Types
Focusing on logistical businesses, manufacturers, and distributors. We also target any companies that require extensive storage or warehousing capabilities. These sectors are selected for their operational stability and potential for growth, ensuring they align with the strategic advantages of the properties.

Cap Rate
The minimum cap rate in the Western Cape is 10% and 11% in Gauteng. This rate reflects targeted returns that align with regional market conditions and investment risks.

Lease Terms
A minimum of 2 years unless multi-tenanted, allowing strategic property repositioning in response to evolving market conditions.
